As Development Director on this mixed- use project in the South Coast Metro area of Santa Ana managed entitlement, design, construction, lease-up and retail program/lease-up (including tenant improvement negotiation/coordination). The project was developed in a challenging political and financial environment – the City was not initially supportive of apartments and took a great deal of convincing to get the Council votes. An enhanced design and the incorporation of townhouses (sold off to Shea) helped to gain the entitlements. This timeframe was still challenging financially and it took dozens of investor meetings to find a group to finance the project. At this time, BRE joint ventured many of its developments. The four story buildings have two levels of underground parking. The project also has 18,000 square feet of retail space.
One of the first projects in this thriving area within Santa Ana – very close to South Coast Plaza and several major freeways.
